In concert with both private and public equity partners, Centum Health Properties (CHP) selectively engages in the acquisition and management of healthcare facilities.  CHP specializes in helping hospitals and healthcare systems monetize their real estate holdings to bring capital to the system while simultaneously enhancing physician’s and provider’s ability to deliver care.

 
A smooth ownership transition after the acquisition is of upmost importance to CHP.  To that end our property management and leasing teams are always involved from the start of any acquisition.  By having our functional teams work in unison we are able to ensure a seamless transition for the tenant, a capital infusion from their real estate holdings back to the hospital and an equal or improved building occupancy experience benefiting everyone involved.

Brokerage | Top
There are times when it makes sense to transition out of a facility for a variety of reasons.  Centum Health Properties will help prepare the property for sale, gather and format the due diligence information and market your facility for sale.  Once the property is under contract, CHP will work with the buyer, title company, accountants and legal counsel to guide the sale through to closing.

 

Construction Management | Top
Centum Health can coordinate the construction of small tenant finish build out projects to complete ground-up building construction.  CHP’s professionals have the skills to guide you through the design and construction process quickly and efficiently with a process that minimizes changes down the road to keep costs under control and surprises to a minimum.

Building Owner:  The CHP leasing team takes a very proactive approach to finding potential physician occupants for your medical office building.  Before beginning any search, we fully understand the needs and requirements of the hospital.  From that point we begin our search first by accessing our internal database of potential candidates and secondly by personally canvassing likely areas.  CHP understands that over the long-term, a properly matched physician tenant mix creates a more stable and profitable medical building.

Maintenance | Top
Centum Maintenance provides building maintenance services available 24 hours per day, 7 days per week, 365 days per year. Our normal business hours are 7am to 6pm Monday through Friday, so we can cover most commercial property needs during the normal work week saving you on overtime or trip charges. Our well trained maintenance technicians are equipped with the right tools and inventory of parts to handle many common building service issues. The Centum Maintenance online work order management system allows you to keep tabs on the progress of your request as our maintenance technicians update you via wireless, handheld technology every step of the way.

Our property management group provides an unparalleled level of service to our clients.  The primary focus of our management group is keeping your office space operating in an efficient and effective manner.  Additionally special care is given to the exterior of the building and common areas, so your patients, physicians and staff can have a sense of pride about the building they occupy.


Our property management team is constantly looking for ways to reduce the energy consumption of the facilities we operate while simultaneously providing an extremely productive environment.  Simple tools such as lowering artificial lighting levels on sunny days reduces energy consumption, provides adequate light for work and saves you money.
